Triple Star Offices Commercial - Queenstown
This industrial development within the Frankton Flats included the construction of a workshop, maintenance and storage facility with ancillary office space above for Triple Star Management Limited.
The brief was to provide a ‘one stop shop’ for both our office staff and the storage and maintenance demands of our company, and this presented a number of challenges. These included designing our building to ensure office and storage and maintenance demands could be compatible in terms of access, the manoeuvring of large vehicles, controlling solar gain, providing circulation areas, staff and client parking, and acoustics. Another design goal and challenge of this building was the need to future-proof it for any potential growth or change of use.
The resulting design includes a large and light open-plan office space, reception area, kitchenette, bathroom and two meeting rooms on the upper level and further boardroom, kitchen, bathroom, toilet and office and storage space directly below.
The large single-level maintenance and storage buildings that sit on either side of the two-storey office building provide ample storage and racking space, with the layout also enabling a forklift to easily manoeuvre between the storage systems.
This development included a total GFA of 980m2, with the larger, ground floor building comprising 622m2 and the remaining 358m2 being spread over the smaller, two-level office building.
The external appearance was to be simple and modern. It also had to be economical and efficient to construct, as well as appropriate to the industrial zoning and surrounds. In response, the building was constructed using precast concrete panels.
The interior of the building is modern and practical, and includes a combination of timber flooring and carpet, plywood desks and cabinetry, timber-lined feature walls, a number of steel features and modern fixtures and fittings.
